Healthcare and housing should do well in the AI revolution. Take a big, profitable hospital. Its biggest expense is labor. If robots could take over much of the work of nurses, lab techs, orderlies and even doctors, working 24/7 without breaks or raises, the efficiency gain over yesterday’s labor costs would be enormous. That’s why we’re investing in emergency rooms and looking at surgery centers and other medical businesses, especially ones with a real estate component.
In multifamily housing, we’ve long favored Class C or even Class D properties that we can turn around for a profit. But if AI raises everyone’s standard of living, lower-end apartments become less attractive, and Class A and high Class B apartments become more in demand. So we’ve shifted toward the higher end of the multifamily market.
