If AI replaces your job, it’s likely replacing your neighbor’s job too, and people with more time on their hands will want recreation. That’s the thesis behind our interest in hotels, RV parks, RV sales businesses and, above all, vacation rental properties. Real estate is one thing AI will have a hard time making a dent in, especially in high-demand vacation areas near Disney World, beaches, ski resorts, fishing spots and wildlife refuges.
We’re looking at a vacation rental investment where we own the real estate. That works as a hedge. If we’re wrong and people don’t take more vacations, we still own real estate in high-demand areas, which we believe should rise over the long term. And if demand for vacation rentals and hotels grows without a matching increase in supply, you would expect prices, and profitability, to go up.
Key points
- Thesis: if AI displaces jobs, people will have more free time for recreation and travel.
- Real estate in high-demand vacation areas is hard for AI to disrupt.
- Owning the underlying real estate is a hedge if the vacation-demand thesis doesn’t play out.
