Why We Won’t Buy Rental Properties in Blue States

An investor recently told us he was looking at buying two rental properties in Chicago. Our answer: never again will we invest money in Illinois in a landlord-tenant situation. Instead, we know of a deal with 12 duplexes directly across the border in Indiana, where insurance rates are lower, property taxes are lower and the landlord-tenant laws are better, and it’s still a 45-minute drive to downtown Chicago.

If you want rental exposure to the Chicago metro area, look across the border at a place that’s more favorable for investors. Insurance, taxes and landlord-tenant law can matter as much as the property itself.
